Rental market in Tashkent: Prices for apartments with basic renovation continue to cecline

Tashkent, Uzbekistan (UzDaily.com) — Experts from the Institute for Macroeconomic and Regional Studies (IMRS) under the Cabinet of Ministers of Uzbekistan have analyzed rental prices in Tashkent for February 2025.

Rental rates for apartments with basic renovations have been declining since November 2024, while fully renovated three- and four-room apartments have seen an increase in average rental prices.

Rental Prices for Apartments with Basic Renovation

As of February 2025, rental rates for apartments with basic renovation have significantly decreased compared to October 2024:

  • 1-room: US$323 (US$331 in October 2024, down 2.4%);
  • 2-room: US$393 (US$414, down 5.2%);
  • 3-room: US$480 (US$494, down 2.9%);
  • 4-room: US$545 (US$623, down 12.5%).

Most affordable districts for renting apartments with basic renovation:

  • Sergeli District: US$297 (1-room), US$366 (2-room), US$415 (3-room), US$423 (4-room);
  • Almazar District: US$288 (1-room), US$351 (2-room), US$417 (3-room), US$488 (4-room).

Highest rental prices:

  • Shaykhantakhur District: US$347 (1-room), US$462 (2-room), US$568 (3-room), US$694 (4-room);
  • Yakkasaray District: US$383 (1-room), US$511 (2-room), US$646 (3-room), US$675 (4-room).

Rental Prices for Fully Renovated Apartments

During the same period, rental rates for fully renovated apartments have changed as follows compared to October 2024:

  • 1-room: US$420 (US$422, down 0.6%);
  • 2-room: US$592 (US$600, down 1.1%);
  • 3-room: US$857 (US$834, up 2.8%);
  • 4-room: US$1,160 (US$1,118, up 3.8%).

Most affordable districts for renting fully renovated apartments:

  • Sergeli District: US$323 (1-room), US$417 (2-room), US$517 (3-room), US$639 (4-room);
  • Uchtepa District: US$377 (1-room), US$436 (2-room), US$560 (3-room), US$586 (4-room).

Highest rental prices:

  • Mirobod District: US$485 (1-room), US$746 (2-room), US$1,051 (3-room), US$1,344 (4-room);
  • Shaykhantakhur District: US$515 (1-room), US$748 (2-room), US$1,094 (3-room), US$1,462 (4-room).

The rental market analysis was based on open data collected via web scraping from OLX.uz. The study used 35,700 listings from January 2025, 37,500 from February, and 43,100 from October 2024. To remove extreme outliers, the top and bottom 5% of price data (quantiles) were excluded.
