Real estate sales are growing in Uzbekistan — CERR review

Tashkent, Uzbekistan (UzDaily.com) -- The Center for Economic Research and Reforms (CERR) in regular review analyzes the changes that have occurred in the real estate market.

In July, the number of real estate purchase and sale transactions amounted to almost 25 thousand, which is 5.5% more than a month earlier.

The largest growth was recorded in Andijan (+19.5%), Syrdarya (+16.8%) and Jizzakh (+16.5%) regions.

Compared to July last year, home sales increased by 22.7%.

The highest growth rates were recorded in the Republic of Karakalpakstan (+96%), Bukhara (+48%) and Syrdarya (+35%) regions.

The situation on the housing rental market in Tashkent

In July, the capital's rental market began to stabilize. There was a noticeable slowdown in the decline in the cost of renting apartments in Tashkent. If in June the rental market fell by 2.4%, then in July the drop was only 0.7%, to $ 8.7 per 1 sq. m.

The highest prices for rental housing per 1 sq.m remain in Mirabad ($11.7), Yakkasaray ($10.7) and Shaikhantukhur ($10.5) districts.

The most affordable locations for renting housing in the capital remain Uchtepa ($7.1), Sergeli ($6.4) and Bektemir ($5.6) districts.

At the same time, compared to last year, the average rental price in Tashkent increased by 7.7%. Since the beginning of the year, the average rental price has decreased by almost 15%.

Secondary real estate market

In July, prices on the secondary real estate market continued to rise. According to calculations, the increase in the average cost of housing for 1 sq. m. for the month was 1.8%, against 0.8% in June.

Average prices for secondary housing have increased by 13% since the beginning of 2023, the largest increase was recorded in February by 4.5%. While compared to the same period last year, prices increased by 23.3%.

Since July 2022, a significant increase in the cost of housing has been recorded in Namangan (+35.3%), Tashkent (+32.3%) regions and in Tashkent city (+30.9%).

In the secondary market of the capital, prices increased by 15.6% over the year. In February, the increase in secondary prices peaked at 3.8%. The lowest value was recorded in June by 0.7%.

During the month, average prices for secondary housing in Tashkent increased by 1.8%. The highest price growth was recorded in Shaikhontakhur (+3.3%) and Yakkasaray (+2.9%) and Bektemir (+2.6%) districts.

In comparison with July of last year, average prices for secondary housing in Tashkent increased by 30.9%.
